Bahria Town Phase 1 is the most lucrative investment location in Islamabad’s property market, new research shows.

Pakistan’s best real estate website, Lamudi.pk, has released new data showing the most popular areas with home-buyers and property investors. The list, drawn from search behavior on the Lamudi.pk website, is based on trends regarding houses and plots in Islamabad in 2014.

Saad Arshed, Country Director of Lamudi.pk, said: “Islamabad has bounced back from the slump seen in the local property market following political unrest in 2014. With the capital’s real estate sector set to stabilize this year, the city’s investment outlook has dramatically improved.”

Analysis: Without a doubt, Bahria Town Phase 1 was the most searched location for houses in Islamabad.  The area has attracted more investors with the high quality of the local road networks within and around Bahria Town.

This is followed by E-11, which was the second most searched location. With more developments springing up in the area, such as Capital Residencia, better infrastructural facilities are also attracting investors.

After this, comes Sector F-11 which has seen an increase in developmental activity, such as the construction of restaurants, food chains, hospitals and also projects like Khudad Heights. In fourth place is Sector G-13 which has a good road network and offers a central location due to the Kashmir Highway, which has also boosted local development. In fifth place is Sector F-7 also featured among the top five most searched locations as its rental value is increasing due to its vicinity to Blue Area, Centaurus Mall and offices.

Analysis: DHA Valley got the highest number of searches for plots as it is located adjacent to the DHA Phase 2 extension on Islamabad Highway, which has been the site of increased development activity. Moreover, as it is one of the cheapest areas to buy land in Islamabad, the risk involved with investment is currently low. In second place was Bahria Enclave, where construction is also going at an increasing speed.

The third most popular location to buy plots is Bahria Town, Phase 1, which is located near Islamabad expressway. With Islamabad expanding towards it, infrastructure has significantly improved in Bahria Town. In third position is Gulberg, where development is escalating. Finally, Sector G-13 rounds out the top five, which has become increasingly attractive to property investors because of its state-of-the-art road networks and central location next to the Kashmir Highway.
